Frequently Asked Questions About Buying Property By the Sea
The French mediterranean coast is an ideal location for people who believe opposites attract — the cities and towns along the Mediterranean Sea in France have a bit of everything.
Energetic nightlife at busy bars, followed by lengthy days lounging on the sand in the bright sun. Contemporary art, fashion, and dining contrasted with centuries-old history and Old Towns. Events that people travel across the world to attend, followed by long periods of serenity when visitors have left and residents can reclaim their haven.
The Mediterranean climate means hot summers and mild winters, with sunshine nearly every day of the year.
Many of France’s coastal towns are particularly busy during the summertime when tourists from all over the world visit. During the off-season, though, the French coast is much calmer, and with the near-perfect Mediterranean climate, it’s tempting for homeowners to stay year-round.
Several coastal towns in France are well-connected and just a stone’s throw away thanks to superb air travel or other public transportation links. There are also plenty of highly regarded international schools here, as well as quality healthcare facilities.
Where Are the Best Places To Live on the French Coast?
People flock to the French coast for the phenomenal scenery and the unbeatable weather. Mild-to-hot temperatures mean there are outdoor activities year-round, whether you love adventure sports or sunbathing is more your speed. And with the Alps not far away, there’s easy access to skiing during the winter, too.
The cost of living along the French coast is high, which is a reflection of the area’s status. With that premium price tag comes premium experiences and a Mediterranean lifestyle, which are impossible to pass up once you’ve had a taste.
The following cities and towns are among the absolute best places to buy an exceptional house on the French coast.
- Cannes – Best known for its world-renowned film festival, glitzy Cannes has a sought-after mix of culture, glamour, and repose. With the Massif de l’Esterel as a backdrop, Cannes is brimming with luxury shopping and gourmet dining, as well as art galleries and must-see historic sites. You won’t be able to resist outdoor activities thanks to the Mediterranean climate, and golfing, hiking, and sailing are common pastimes.
- Saint-Tropez – Some feel that the French coast’s best sandy beaches are right here in Saint-Tropez, and that’s only one of the many reasons why the exclusive town draws wealthy buyers and luxury yacht owners. Designer boutiques and exclusive clubs and restaurants are complemented by the charming old port, cobblestone streets, and pastel-colored homes, memories of simpler days. This is also where the famous Les Voiles de Saint-Tropez sailing regatta is hosted each year to cap off the sailing season.
- Nice – Nice is the Alpes-Maritimes department capital, set on the French coast in the Riviera, and the vibrant city boasts an urban lifestyle amongst natural beauty. Celebrated for its prominent location on the Baie des Anges and its pebbled beaches, Nice is also home to the Prom, which is short for Promenade des Anglais. In addition to welcoming cyclists and joggers, the Prom is the setting for exhibitions, meetings, and sporting events. Nice is also where the Nice Carnival, Jazz Festival, and other arts events are held.
- Villefranche-sur-Mer – Close to Nice is the petite and tranquil seaside location of Villefranche-sur-Mer. Less flashy than other coastal towns in France, Villefranche-sur-Mer has a lovely harbor, colorful architecture, and a more peaceful lifestyle than what you’ll find in bustling Nice or Monaco — which are close enough to visit when you want a faster pace of life. History takes centre stage here, and significant sites to visit include the 16th-century Fort du Mont Alban and the Jean Cocteau-decorated Saint-Pierre des Pecheurs Chapel.
- Montpellier – Another historic city on the French coast is Montpellier, which has a notably young population because of its local universities. There’s also quite a lot of history here, which you can explore by roaming the medieval streets — though while you do, you’ll also be pleasantly surprised by modern architecture and a fashionable arts scene. On the weekend, book a vineyard tour, dine on international cuisine, or visit the Place de la Comédie in the town square.
What are the Most Popular Types of Coastal Property to Buy?
French Coastal properties are in high demand because the exceptional location is so desirable and space is limited. Properties right on the water’s edge mean that the Med is your front garden. You can walk right to the azure sea without leaving your house.
There are also homes set by lakes and rivers if you want a view of the water without being so close to the crowds that head to the Riviera in droves. And, of course, there are coastal homes that are close enough to have a sea view while being a bit set back and private.
Many luxury estates and villas on the French coast included such things as private beach access, expansive swimming pool, enclosed garden, and stunning sea views. Boating enthusiasts may opt for a marina location so there’s easy access to the facilities they need.
For a different style of home, there are condominiums and apartments available in many French coastal cities and towns. You’ll have your choice of living in a modern high-rise or a more historic apartment in a charming, character-filled building.
Are foreigners allowed to buy property in France?
Foreigners are allowed to buy a house in France without any restrictions based on nationality. The process for foreign buyers is similar to that for French citizens.
Key considerations for foreign buyers include navigating the French legal system, often with the assistance of a notaire (a legal professional specialising in property law), understanding financing options (either through French banks or banks in their home country), and being aware of various property-related taxes in France.
During the purchasing process, it is advisable to seek professional guidance, especially if you are not fluent in French; this will ensure a smooth transaction.
Overall, France’s inclusive approach to home ownership makes it an attractive destination for international buyers.
How Long Does it Take to Buy a House in France?
The process of buying a house in France goes through several stages. The whole process, from making an offer to owning the house, typically spans around 3 to 4 months. This timeline can vary depending on specific circumstances, such as the efficiency of the notaire and any issues that might arise during the assessments of the property.
What Does the Process of Buying a House in France Involve?
Once you’ve found a home on the French coast that you love, you’ll put your offer in writing, and the offer will be presented to the home owner.
If the owner accepts the offer, both of you will sign an initial contract called a Compromis de Vente. This contract will include details of the house and its sale, though they may change and be updated before the final contract is written.
After signing the Compromis de Vente, you’ll wait through the mandatory 10-day cooling-off period. Should you change your mind about the purchase during this time, you’ll be refunded the deposit without penalty.
When the cooling-off period has ended, the conveyancing process starts. Over the course of approximately 12 weeks, the notaire will oversee multiple assessments of the home.
When there are no more questions or concerns for you and the seller to address, the final payment to the notaire will be due. Then, you and the seller will sign the deed, called the Acte de Vente.
It’s time to celebrate because your dream home on the French coast is officially yours!
To begin the process of buying a house in France, it’s best to work with a buyer’s agent who has expertise in the area and fully understands the French home-buying process. If you’re looking for more information, we cover each step of the process in our Guide to Buying Property in France.
