What is the Buying Process in Ibiza for International Buyers?

First, you’ll need to obtain a Número de Identificación de Extranjero (NIE), which is a tax identification number. This is a mandatory step for non-residents who want to buy property in Spain. You can get an NIE in Ibiza or at your home country’s Spanish embassy.

Next, you’ll want to open a Spanish bank account, which will be necessary for financial transactions regarding the purchase of the property. In addition to paying for the property, you’ll also use this bank account to cover fees and taxes.

At this point, you’ll want to secure pre-approval for a mortgage (if one is needed). Being pre-approved makes it easier to show sellers that you have the purchasing power to buy the property.

Property Search

Now, it’s time to conduct a property search in Ibiza. While your property agent can do a lot of the preliminary work for you, you’ll want to plan trips to Ibiza to view your top-choice properties in person.

Note that the deposit is usually non-refundable if the buyer withdraws from the purchase. However, if the seller withdraws from the purchase, the buyer will receive the deposit back.

Finalising the Purchase
