Frequently Asked Questions About St Tropez
The Riviera is a stretch of land along the Mediterranean coast, running between Cannes in France and La Spezia in Italy. The French part of the Riviera is called the Côte d’Azur, also known as the French Riviera. Saint-Tropez is one of several glamorous towns along the coast, just a short drive from Cannes and Nice. It’s also one of the liveliest places to live on the French Rivieria or vacation in during the summer months.
When Brigitte Bardot starred in the film And God Created Woman in 1956, the spotlight was on the film’s setting, Saint-Tropez, particularly Pampelonne Beach. Flying under the radar until then, the village suddenly became a must-visit for celebrities, jet-setters, rock stars and socialites. Some stayed to vacation, and others bought homes in the area. To keep the new visitors and residents entertained, dining, nightlife and shopping venues opened. Saint-Tropez was cemented as a hotspot for the rich and famous, and that trend got another boost during the 1990s when tycoons began buying up property.
Saint-Tropez has been seductive since the mid-50s, but while the port is filled with superyachts instead of fishing boats now, the village never completely lost its charm from its more humble days – just take a stroll down La Ponche’s cobbled streets for a dose of history. And before Bardot ever brought Saint-Tropez to the elite public, it was beloved by famous artists like Bonnard and Matisse, who were drawn in by the inspiring landscapes. Today, artists set up daily in the harbor and gather at Le Café.
Real estate in the French Riviera is higher than in most other parts of France, including Paris. And in some places, it costs more than property in London, which is hard to beat. As for a couple of other cost-of-living considerations, though, utilities are reasonably priced, and for groceries, you can opt to shop at the local markets for fresher and less expensive options.
Yes, Saint-Tropez (and the rest of the French Riviera) caters to the rich and famous, but it can still be an affordable place to live if you’re not among the super-wealthy. If you’re after a high standard of living and you’re happy to pay to live in such an affluent part of France, there is an assortment of properties to suit your needs. Plus, that luxurious lifestyle is why the area has such wonderful restaurants, activities and services.
Cogolin
Featuring the best of both worlds, Cogolin is a lively part of Saint-Tropez, yet it offers peaceful, serene homes in a countryside-type setting. The area has a busy events calendar, but when you’re done living it up, retreat to your luxury home, which will likely feature terraces where you can take in the gorgeous views.
La Croix Valmer
Set in the foothills of the Maures mountains, La Croix Valmer is a gorgeous area with beaches, coves and vineyards, which produce the rosé wine adored by locals. There are also hiking and walking trails, and if you love being surrounded by lush forest, homes here often feature stellar landscaping with Mediterranean plants.
Gassin
Looking out over the Gulf of Saint-Tropez and on to the Maures mountain range, this medieval village has lovely villas with spacious outdoor areas, perfect for entertaining guests poolside. Gassin also has a golf club and water sports on offer so you can soak in more of that famous French Riviera sunshine.
Ramatuelle
Ramatuelle is where you’ll find the famous Pampelonne Beach, not to mention Club 55. A-listers are known to flock to this area, and it’s often buzzing all day and throughout the night. It’s not easy to find property that’s close enough to hear the nightlife, but you may have luck with beautiful vineyard property that’s no more than a 10-minute stroll to the waterfront.
Luxury property in Saint-Tropez combines the comfort of staying in a resort-type home with appreciating the beauty of your surroundings. There is a range of styles to consider, from sleek and contemporary to warm and cozy. Homes here have ample space, with multiple en suite bedrooms, separate residences for a caretaker or guests, and covered parking for several vehicles. As you’d expect from a villa in Saint-Tropez, you can also expect upgraded amenities like helipads, fitness rooms, security systems and wine caves. There are generous outdoor areas too, with heated infinity pools and summer kitchens, gardens with cypress, olive and palm trees, and even tennis courts on some properties. And most homes here have sea-facing terraces that let you take in unmatched views.
You know that you want to purchase property in Saint-Tropez – maybe you even found the perfect villa for sale. The property buying process in France takes about three months to complete from start to finish. That means that by the next season, you could be settling into your new home in one of the most sought-after spots on the Mediterranean.
When you’ve found your dream Saint-Tropez property, you can make an offer in writing. The offer will be presented to the owner, who will then look it over and respond to it. If the offer is accepted, both you and the owner will sign the initial contract, called the “Compromis de Vente,” which is legally binding and includes the details of the sale. These details can be changed, though, if one or both parties need to make amendments to the agreement.
After that, there’s a 10-day cooling-off period, during which time you can change your mind about purchasing the property without any penalty, like losing your deposit. Next is the conveyancing process, which can take up to 12 weeks to complete, followed by submitting the final payment and signing the Acte de Vente, which is your deed of sale. From then on, you’re main responsibility will be to enjoy your new home in beautiful Saint-Tropez!
